Guide

Is a license required, and is there a cap?

  • Each short-term rental unit or property needs a town STR license. Taxes must also be paid to the town.
  • Ordinance 22-10, adopted October 11, 2022, limits licenses to 25% of residential housing units. The guide counts 3,600 units, so the maximum is 900 licenses.
  • The guide page does not describe a waitlist or whether licenses transfer on sale. Ask the town before you rely on either.

Guide

Fees and taxes

  • The license application fee is $250 per year. The town does not prorate it.
  • The total tax collected and remitted per booking is 15.725%, per the guide.
  • Renewal runs February 20 to April 30 for $250. Licenses expire April 30.

Guide

Occupancy, parking and trash

  • Occupancy is two people per bedroom plus four additional occupants. The guide's example: a two-bedroom unit allows eight.
  • The application needs a parking plan that marks each space. Vehicles may not park on landscaped areas, public streets or rights-of-way. No one may stay overnight in a parked vehicle.
  • The renter information notice must post trash and recycling locations and rules. They must follow Town Code section 127-17.

Guide

Local contact and how to apply

  • The license holder must name a contact who is available 24 hours a day, seven days a week, to respond to and resolve complaints.
  • Apply with the $250 fee, a parking plan, and a signed life safety affidavit. The affidavit covers building and safety codes, working smoke, carbon monoxide and fire extinguisher devices, and yearly chimney and fireplace cleaning.

Guide

What does this mean when you look at a property?

Frisco has a license cap, so a home without a license may not be able to get one right away. Ask the town for the current status before you count on rental income. See Summit County on shinnslist.
